As for the transition: unless you have a kitchen that has a large opening to other rooms, transitioning less than an 1" in regular doorways is no big deal.

I have chosen to let her stay and pay full market rent and deal with the rehab someday down the road when she finally leaves rather than terminate, rehab, be vacant for a month, and hope for someone better.Keep your standards up for all tenants and do regular inspections.
