I checked out their website.. they are showing C class and probably some D class rentalsCaution    they want you to get the loan and they are allegedly going to put some cash into these deals up front.. and you as investor get 60% ownership .. you are suppose to refi out in 5 years and pay them their cash plus 40% of the equity.. 

What would be the better choice on doing a flip or a rehab for a rental a heloc or hard money loan?

I see investors who I have spoken with have issues with appraisals which heavily affect their loans, they have worked with certain companies that don't appraise correctly and even admit to it.

I was thinking about this too.W-2 agent won't qualify from what I read so far.Actually I'm not sure hours spent selling my properties/applying for loan in my IRA account count towards those 750 hours.

Personally, it's no one's business how many doors you have unless you're seeking a partnership, loan, etc.
