I've had several local referrals that didn't pan out, the search here on BP returned no one, can anyone out there refer someone before I just start randomly calling/emailing architects in the local directory? 

Thanks for instructions for the alert feature, it's something I've been using since the beginning & I had to decrease the amount of places I was getting alerts from haha I was getting like 30 emails a day.

They will probably email it to you Ask if you can go to their office with the seller to fill it out They will probably say yes They will takeover from there

And from what i've gathered through reading the text messages and emails the tenant had sent to my parents, the tenant really did just install the AC without notifying us. and true, I don't know the extent of their business relationship, but it looks very professional and healthy to me. 

As a Realtor and investor for decades, I tend to think I know it all :) There's an 11 unit situation that I am very interested in but the listing agent isn't providing much info except an email that lists the rent amounts.

When can do this in Texas and I hope you can in your state.We send an email, text and letter to the tenant giving them a date we will post this information on the front door for a 3 day quit.
