Before I purchase an insurance policy I wanted to seek some guidance on the best way to proceed.I received 1 quote so far for a HO3 policy that has 600k+ of dwelling coverage, 70k of additional structure, 450k personal property, 200k loss of use, 500k liability, and a few extras like equipment breakdown, water backup, service line.

Buyer agents will reduce in number because many offer the same services.

Looking to connect with Property Management Companies that service properties in Columbus, Ohio and/or central Ohio areas. 

I'm aiming to make a well-informed decision that not only benefits me as an investor but also contributes positively to the community and provides value to local students.

Does anyone know of any specific banks/institutions that will provide this service/are there any other strategies that I could use to obtain financing?

I understand that I should have a separate bank account from my personal checking/savings, but based on my research, this first deal won't necessarily provide cashflow with me living in one of the units (it will when I move out).

I would also encourage you to source leads through a software like TurboTenant which will streamline the process, in conjunction with the handouts found in Brandon's book, and likely provide a better applicant pool as your listing is automatically published to multiple rental listing sites.

Example: providing comp/s which are updated similarly to yours, but may be older sales or in a different neighborhood, and discussing why they should be used.

Investors use debt to get into assets that can provide cash flow and/or appreciation.
