In the past this has really helped in that most tenants just use that deposit to pay last months rent and they skip out on their water bill even though I specifically prohibit this in the lease.I will have to put more effort into the pictures.

There are clauses in the Act that prohibit all fees or deposits other than those expressly approved by the Act.

There are LOTS of reasons to invest in real estate, and to believe that only through leverage can someone reach their financial goals is very naive.While many of us need leverage to meet our goals, there are plenty of investors out there who have financial goals where leverage not only isn't needed, but would be prohibitive to meeting their goals.
