I managed one site that had a resident with a Rottweiler as a service dog, even though that was a prohibited animal on the site.

I've seen many landlords here state that they do not allow smoking in their buildings, and that they prohibit that in their leases.  

Owner-occupancy shall not be required if the owner is another governmental agency, land trust, or housing organization.(3) Require the recordation of a deed restriction, which shall run with the land, shall be filed with the permitting agency, and shall include both of the following:(A) A prohibition on the sale of the junior accessory dwelling unit separate from the sale of the single-family residence, including a statement that the deed restriction may be enforced against future purchasers.

In the past this has really helped in that most tenants just use that deposit to pay last months rent and they skip out on their water bill even though I specifically prohibit this in the lease.I will have to put more effort into the pictures.  

There are clauses in the Act that prohibit all fees or deposits other than those expressly approved by the Act.

The lease includes verbiage which prohibits anyone other than the signed tenant from occupying the property.

Divide that by 12 to get a monthly average and then split that between all tenants evenly.These would be options where physically splitting utilities would be cost prohibitive.

In many cases you cannot transfer title of the properties into your LLC because the loan terms prohibit it. 

There are LOTS of reasons to invest in real estate, and to believe that only through leverage can someone reach their financial goals is very naive.While many of us need leverage to meet our goals, there are plenty of investors out there who have financial goals where leverage not only isn't needed, but would be prohibitive to meeting their goals.

Our leases prohibit subletting, however we do allow tenants to find a replacement upon early termination.
