I paid the old landlord a substantial $1700 deposit prior to moving in last summer and am concerned about the refund of that deposit and any other small little things I haven't thought of that come along with a new landlord mid lease.

You mentioned you have only owned the property for three years so I assume you haven't paid down much of the principal but because you did put work into it, it could be worth getting an appraisal of the new value.

You can get credit for any option fee that you paid and also any rent credits that are fully documented, so long as the rent credits are over and above what the market rents on the appraisal comes in at.
