I dont know about their other services but as far as alerts they seem to get listings much quicker than the other sites and I am almost positive you can set them up by zip code.I think you will like it better than the sites you mentioned, give it a try let us know what you think

Last year for example I had 20 different W2's and 2-1099's and I assume he will be in a similar situation this coming year as he just left a long term employment position for the greener fields of freelance.

However, when taking the most recent month's performance and annualizing it, the NOI then becomes positive by several hundred thousand dollars.

This would allow me to be cash flow positive.

However, even with great competition, but a greater market understanding and patience for truly good deals, I think this is a better position to be in.

Those skills combined with all the information and resources here on BP (forums, blogs, podcasts, etc) put you in a great position.

In the end I suggest you simply be assured that you will have a positive cash flow that covers the value of your efforts with a profit and a low vacancy.

This is my situation: I've been recruiting for the National Guard for 7 years, I don't plan on leaving that position unless I can replace it's income (80K Gross).

For my goals and position I've settled on local multifamily as working for me.
