There are usually a number of factors that can play into when you should list your property; ie. location matters, as some states or cities have in recent years put in place laws which dictate that you must accept the first qualified tenant that you find, whereas in other states/cities you might have more flexibility.

While supply plays a part in this dynamic, in my opinion the increased exposure to vacancy will be at Class A properties in tertiary markets, not Class B/C assets.

I want to play this game for the long-term and not looking for short-term returns.My portfolio should benefit from appreciation, depreciation, tax-free cashing-out, leverage using low interest rates (from #1), cashflow to cover the expenses.Syndicate & CF seem to be ruled out since I can't control the asset, cannot leverage it when I want to and there's no collateral on my investment.What is a good way to start?
