I am thinking about moving out to Sacramento, as I see some duplex’s around 500-700k range.I’m planning on house hacking my first property, which would be a multifamily, and build a portfolio of multi-families within the Sacramento area.

Or both but either way, separate plans.

I don't plan on selling unless a more favorable investment opportunity arises.

BTW, how do you plan to handle:1) Finding tenants and doing showings?

If you plan on refinancing within the next 6-12 months, you might as well wait and hopefully you'll be fine.

I agree with some of the other posters that investing in a syndication or fund could be a good fit given your situation.I started investing in some fix and flips and some smaller residential properties from traditional BRRRs.

I have no family or friends that expertise in the field that could possibly guide and or help me through the journey and im not financially equipped to pay for a good mentor. so, meanwhile, i just research and plan.... 

We are finishing renovation on a 2/2 that we plan to MTR.

We threw out cabinets, flooring, light fixtures, planned on new windows and doors, anyway, had vents cleaned.

I don't expect it to fail and I am planning for a fast sale.
