I personally like white trim, but if everything is in good condition and stained-just keep it.

All four units are occupied and the tenants are currently paying their rent via cash in person.

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.

What if one person wants to sell, if one person gets married, when repairs are needed or someone wants to do renos (for cosmetic reasons).
