@Jeff Greenberg When starting out, i was trying to purchase a package of duplexes ( Houston metro) and didn't realize it required flood coverage.

I haven't looked into Lead Propeller, but here is how I would compare the other two at a high level.Investor Carrot = HIGHLY SEO optimized with a lot of add-on packages and support to scale that out even further.

The current state…* We own a multi-family zoned plot of land in Hernando County, FL* We’ve secured a multi-family (Tri-Plex) construction loan with a local bank* We’ve signed a construction contract with a local builder* The project has advanced…site prep has begun and the permit package has been submitted to the county (Hernando County, FL)* Last week the county has informed us all multi-family construction projects larger than a duplex will be considered commercial.

If you’re signing a loan package and paying by the stamp it could be a large fee for that many documents needing notarization.  

Here on BP or other places where there are larger players you can do both - Most will say buy as a package or buy singles if they are doing both.If your using CL or some other way I would do it individually as you will get more buyers that way....then you can cross sell if they don't like the one they called on.

That plus setting up our successors in our respective entities is the whole package.

When I bought my "pack & ship" retail store in 2004, we were shipping ~35 packages per day and making $5.00 - $50.00 on on each. 

Being an LP in a syndication deal but unless you are accredited or net worth over 500k I don't think you have reached that critical mass to nor gotten the experience yourself to be able to determine if a deal is good from the shinny pdf pitch package.

The package total is $1000 .

So I was able to take down the package deal without any money down, just a few closing costs.
