Bigger Pockets writing here to seek help and advice on my first deal.I have officially came under contract for my first deal, I plan on using the BRRRR strategy.I have the property under 105,000 and compared the ARV of many other comps and came at the minimum of 170,000, so got 65,000 of equity in the bank.

My first question is should the official offer be 3 separate contracts in order for me to get financing? 

I have not had an official evaluation of the property.

We're beginning to see two distinct downtown-like skylines already.Recently, city officials revised zoning rules in The Domain area to accommodate buildings up to 45 stories tall.

My understanding in Texas is that it is not a "official tax lien loan" unless you get a judge to render it. 

How would I officially transfer ownership of the property to myself if I purchase one?

But the county official admitted that it might be a bit of a 'grey' area, and didn't seem to know for sure whether there might be additional debt against it.

@Scott Pigman Here's a couple of links that will give you the official answers...There is a law firm in Texas that handles the Tax Foreclosures for most of the counties. 

Civicsource said they make sure all paperwork is officiated.
