@Evan Polaski I personally know a national lender with competitive rates that will do a 30 year conventional on an investment property in any state. 

I started my search for lenders at big national chains to see the difference, and it was pretty depressing.

There are numerous strategies out there and it's easy to not know where to start.

Read the Apartments List and they say 28% of tenants are late/behind on rents nationally with minorities being disproportionately late.In Portland, worse case is lower rent with about 80% collections. 

Numerous investors I know have gone that route over other types of rentals because the cash flow is good.

Local lenders are a good tool to have but national ones have access to potentially better programs.
