It's all a matter of personal preference and really narrowing down to what it is you are looking for location-wise.

Skips run me 12c per record and the list pulling is 2.5 cents (Which I feel is a little pricey but I can really narrow down my filters so I still use it).

My main objective with these programs is to narrow down my location search (City and State), find and evaluate (MF MultiFamily) deals from abroad.  

What price point you're looking for and the distance from you will be the bigger factors in narrowing down your search of course.

I have yet to narrow down a strategy / market for my next deal, should I try to get pre-qualified to know what i can even be looking at? 

Is there a rule of thumb for how narrow or wide an area to send yellow letters out to?  

When we need to do a narrow counter we use Ikea kallax cubes and build a base for them or Ikea 15" depth cabinets.
