As far as covering it up, what we were told (by multiple authorities) to do was simply wrap the house with insulation, such as 3/4" foam, and then simply nail the vinyl siding over it.

Having my avatar back, I'm in a good mood this morning thanks to @Karen Margrave I'll be polite in saying, trying to act like a Realtor as suggested by the OP is probably going to get you nailed by your state RE Commission trying to use a form fee agreement in closing.

@Brandon Holtzinger This is a good question and one we hear frequently here at BP and with clients contacting our firm regarding self directed IRA & 401k plans.An employer 401(k) has its limitations, and most of us who invest in real estate know we can do better than what wall street investments provide.However, Chris Soignier hit the nail on the head.
