Essentially, treated lumber should last 15-20 years with minimal maintenance as long as you stain it every few years and generally maintain it.

The warranty does expire on 10/2020, so I do plan on getting a technician out for a diagnostic. 2 weeks ago, my PM only sent out a technician to refill R410a, he did not even attempt to locate the leak saying it should be minimal considering only 2lbs.

One of the beauties of syndications is that the passive investor can get involved for a minimal amount of money (when compared to purchasing the property itself) and reap the benefits without needing to worry about management, financing etc.
