I just need a comprehensive plan. 1)Traditional savings methods such as Treasuries, saving accounts, term deposits don't offer good returns. 2) Fix/Flip don't have enough potential to reach my goals and its not passive. 3) I've researched companies like Prosper and Lending Club but their stats and no-collateral is discouraging. 4) I like the idea of owning a large multi-family complex debt free.

For what it's worth here are my observations.........1- 80% of the information on investing in real estate being sold ranges from totally worthless to incorrect and or possibly illegal2- another 10% might work under some circumstances but either the recipient of the information needs a much more educated and experienced background than he is led to believe or the circumstances regarding the success of the method being sold are limited to a certain geographical area or a certain type of market3- the 10% of information that has value requires work, dedication, persistence, education to be used successfully.4- Certain types of individuals can self study utilizing free information available online and learn as much or more as any program or course will teach them5- most gurus are not currently successful using the methods they teach; they may have once been successful in a particular type of market or in a particular location, but they are not currently utilizing the method they teach successfully.

You have to keep in mind that if you are using an NOD list, you will not be the first person contacting them, this is a very difficult list to work with, you will have to test different methods of contacting them and be very persistent.

Try reading around the hundreds of threads about various types of real estate investing to see if you can decide for yourself which method will work best for your specific circumstances.Also, pay special attention to the BP blogs and posts about specific experiences people have had...that may be exactly what you are looking for.

In this situation, what ways can i protect myself through my insurance company or other methods if my current tenants were to have a frivilous lawsuit case against me?

I have used trusts in the past and it works but haven't used them recently as I just use other methods to accomplish my needs.

The numbers for this will depend on how much and what type of properties, but I say properties in the 500k range would work.I was wondering which method helped investors build equity faster?

Probably not the preferred method but it works for me.
