Then, following the BRRRR method, we will refi out to pay down the HELOC and repeat.

I don't hate my job, but am looking to use it as a way to pay off my student loans and then fund my investment portfolio.I am very interested in real estate as a method to grow wealth and achieve financial freedom (like everyone on BP). 

He's very concerned the state could take it away and because this land was his parent's land, now his, and he wants it to become ours and later our son's, he's very concerned modern laws will stop this. 

After asking for advice from some family that has done this type of work in the past and learning several different methods online i was ready to tackle the what seemed impossible tub remodel.I'm not going to bore you with all the little things that i learned that need to be done but i ended up going with the cement backerboard method.

Not sure what to think about this, should I be concerned?

So is there 'a generally acceptable method' of how this should show up when we come up with our personal financial statements?

I understand the caveats, but using this "BRRR" method I'd only be using the 401k loan for short term.

So for this method, I have chosen the route of rental properties.

I would really like to get a jump-start on my portfolio in Phoenix before I move there, and the timing seems right in both markets; however, my biggest concern is getting into a property that eventually needs my personal attention on-site, for whatever reason, and ends up being a bad deal.
