A couple thoughts, not all connected:First off, find a good agent in the area and a good lender.

Then after 3 years of possession, the title will quiet and then the title can be insured upon, or you can look to the previous owner and see if they will sign over a quick claim deed for a couple hundred bucks.

We manage a couple properties in your neck of the woods.

I'm sure I'm missing a couple others.I remember mentioning this when I first moved out here and how I was genuinely fearful from a public safety standpoint and then a year later October 1st happened :-(Plus on a better note, Golden Knights + Raiders + eventual NBA team (inevitable)...bound to bring an ounce of stabilization in rougher times.

Now, we might not get the deal, but I know our odds are better with her help.having a team imo is a LOT more important that trying to beat someone up for a couple hundred dollars.
