One says to not renew for just about any reason because the market is too strong to not have an excellent tenant.Another says to keep them unless it is a major issue if they have a history of paying on time and don't call for multiple small maintenance issues.I am the one who deals with filling the units and know that it can be difficult to find perfect tenants, but get irritated when someone likes to me.This has become a significant topic as we have two homes up for renewal with tenant issues.

Did a visual walk through with agent and nothing stood out as a major issue.

Are you looking for something that is rent ready (turnkey) or something that needs some work - fairly minor or major?

The house needs some major work (roof, new heat pump, upgrading, etc).

the major supposition is your counting on lease option purchasers to follow through.. most that do this know that you will have some follow through and some will leave and probably leave you with a bunch of cap ex.. 

Your have very low interest rate, Spring is going to get better (Exxon HQ), you have new AC and water heater (major capex ) set for another 10 yr.

Cite the garage door, broken cabinets, fire and failure to report a water issue which is a major violation.
