To be fair though, it was great while it lasted.....His strategy would be to buy liens on properties that hadn't had lien in the past, and if they did have some that they were paid off fairly timely... only owner-occupied homes... and other criteria that gave him a some level of confidence that they would be paid off (he wanted the 18% interest, not the property).

Costs me about $5k per year to maintain my license. $1k board fees, $1k mls fees, $1k e&o insurance, $300 electronic key, $200 license, $500 continuing education, $1k brokerage fees and misc.

a simple e transfer gets them paid and being that it is a second job for them, their fee should be fairly cheap.If you have about 20k in cash on your own, i would look to secure another investor or solicit friends and family.
