That aside, you might want to explore writing provision into the lease stating occupants are required to maintain the lawn - including watering.  

Yards and lawns are usually better maintained since the units don't go anywhere.Again obvious...

If you choose to stop taking depreciation, it will not maintain basis in the property.

IMO, never own the mobiles - - they are a nightmare to maintain. 

Many times the houses are very well maintained but just not updated.
