I didn't mention that, to accommodate the tenant's desire to move in earlier than the "ready date" posted, some of the interior was not completed (only basic floors and ceilings) when they moved big piles of their items into the centers of each room, which allowed completion of the walls, moldings, paint, trim, doors, light fixtures, switches, receptacles, cover plates, etc.

Maybe some of the experienced wholesalers can chime and and shed some light for both of us.

I'm thinking very light cosmetic rehab, so that management is only a handyman, flooring guy, and maybe electrician.  

They also have pretty great flooring choices along with faucets, garbage disposals, light fixtures, etc.

Maybe you two could shed light on why as an investor I should even bother with a wholesaler if I knew the address.

If you replaced the mobile homes, maybe the homes could give you a return.I would research the cost of replacing the mobile homes with something lightly used (like cars, mobile homes lose 30% of their values the day the leave the retailer).

Property needs new kitchen flooring, H/w refinishing or carpet, some minor plumbing work, updated light fixtures, new flooring in bathroom, removal of wall paper in dining room, paint, new vanity in bathroom, new countertops, and new stove.  

Paint, light fixtures, paint the kitchen cabinets, a new countertop, used appliances and flooring (vinyl or tile).
