@Glenn Jubildo - On top of everyone else’s concerns, that I feel are very valid, before you purchase a 4-5 bedroom home that you plan to use as student housing, you may want to look into 1) whether or not it is legal to rent to 4 or more unrelated adults in your market (in mine it is not) and 2) if you will be able to find a property manager willing to take on student rentals.

Here's how I got there:$6800 GSR -$1700 Owner's unit (you'll be living in one unit)-$2890 Expenses (42.5% of GSR - left out CapEx, included management)-$2863 Debt Service ($582k @ 4.25% for 30yrs - that's 3% down on $600k)Total $653 cost to you each monthOnce you move out, you'll see ~$1050/month CF, which isn't bad.

If it's really being damaged by the property next door, they (likely) have a legal obligation to prevent damage to your property, much the same way you can't change the grading and cause flooding on your neighbor's property.

I’m scouring the country looking for a similar case or a legal expert with experience with whether such information is "private" and members who legally obtain it can be forced to keep it secret, or whether a fundamental First Amendment right to free speech might apply, especially where an owner has never signed any confidentiality or non-disclosure agreement before or after buying in.Thanks!
