Technically you are risking your earnest money should you fail to close but if you have things lined up right this is a low risk item.

What are the benefits and how do i figure out more details about it?

It covers small business, rental properties, personal accounts, investment accounts and other items very easily.

Advantage is tenant will think twice about calling for minor "annoyance" items.
