It's value as a chosen market for investment depends on your strategy, but it's value for investigating a market by visiting and enjoying it is a clear winner!

Typically, I trust my civil engineer to do this investigation. 

Have the buyer submit their offer in writing and swear they have completed their calculations and investigations on an "offer sheet" which I will then turn into my contract?

I have the city investigating, property management, security, animal control, etc.

I suppose that I underestimated the premium that tenants would place on the freshness factor.
