You will find no better spokesman with a direct line to the seller (except for maybe you talking directly with the owner on an unlisted property) than an agent who stands to double end it if they close with you.

You don't get the interaction of a class situation but that's probably not a bad thing... there is always that one student that throws off the conversation in directions that no one really cares about and in an interactive class when that one student takes the instructor off course, it's usually at the detriment to the material you need to learn.

My long term goal is to 1031 exchange a portfolio of residential investment properties (ideally all multiplexes, but probably some 1-2%/mo sfrs) into a larger commercial property, ideally 15+ units, with a much more hands off operation. with that in mind, would it be better for me to save up for a larger down payment and never live in my properties, only manage from within 50-75miles (my Dallas proper neighborhood is NOT in my current budget right now) or would it be okay to #HOUSEHACK my first one and then househack a second one in 18-24months, etc. anyone go down this path before that can offer some advice?

I know I can ask the 1031 exchange experts directly here through private messaging but I think this can be a helpful conversation for some other members in the forum.I have a business partner that we own a commercial real estate together 50/50 in Silicon Valley.And both of us have our own residential rentals.One of our conversation was to 1031 exchange our office condo to a multi-family 5+ property.
