How does this benefit in any homeowner?

My advice would be to speak with a good insurance agent and just make sure to purchase the right insurance and enough of it that you're comfortable. 

You may need  the following people on your team: mortgage broker, insurance agent, RE attorney, accountant, GC, handyman (down the road).

Those are likely areas with a very low percentage of homeowners, and therefore, very difficult to sell.

In west coast most home owners filled the pool with dirt as local water district on and off for years to make water fill difficult and expensive.  

Generally, Realtors rely on title insurance companies to search title history.

Just insure it is installed correctly
