Of course you have to be readily available to operate this way since you don't want to hold up the process any more than necessary,  but once you have established a relationship with a contractor who knows how you operate you can build a more trusting relationship.

Being an off-shore investor, my advice is to find a realtor(s) in the market(s) you are interested in and build relationships with them.  

I believe in ethical business dealings and honesty in relationships.  

I'm always looking to establish and build long term relationships with like minded professionals.  

I am looking to connect with others in the industry as well as help others network and build valuable relationships that will help enhance their real estate business regardless of the area you are in. 

Try to establish a relationship with the listing agent/owner and if they know you are not just some other investor, they may be willing to give you the opportunity:)Before I became a realtor, It took me 6 months to find the right property and was worth the wait.

It's all about relationships and referrals. 

Historically I have found Newark has a vacancy rate of closer to 15-20% once you factor in all collection loss.
