@Julian Buick My opinion of a top rated investor or flipper is someone or a company that only wants quality craftsmanship on all of their properties and would never consider hiring a non licensed, bonded or insured company or individual to have work completed.

@Bill Hamilton here is my pathAgent at 18 in CA broker at 20... sold RE for about 12 years .. then got hired by syndicator in Bay Area doing site acquisition ( great job I got commish and equity) In 1987 I engineered the buy out of a HML company my dad used for 20 years..

But ask yourself this, would you go invest the amount you have invested into this real estate into any franchise that you can think of and then hire people to run it for you while you hope it all works out in a largely removed capacity?

I wouldn't invest in condos and if you do hire a realtor like me that knows this stuff in great detail (and will read every page of the resale certificate).By the way, if you want a second opinion on Memphis, maybe it's better to get advice from an investor rather than a turnkey operator in Memphis that is trying to sell you something.
