A couple of things to watch for that can really kill your cash flow would be high property taxes and excessive water use or water leaks (since landlords usually pay the water bill on multifamily properties).

This includes taxes, insurance, maintenance (which is mostly caused by tenants), property management, utilities (at least when vacant), make ready costs, legal fees, CPA fees, eviction costs, tenant damage in excess of deposits, etc.

If they don't have enough money to pay your somewhat modest rent, they probably don't have excess money to make installment payments to you.Although they might get to a better place in life in the future, in which case you might actually find that they pay on a judgment.

I should point out that Michigan has had an excessively wet year with a lot of snow over the winter, frozen ground late into the spring, and a healthy amount of rain the last few months.My property manager is telling me the flooding is a significant problem, and that I should take action.
