Hey @Caleb Heimsoth maybe I worded it wrong but my thought process was that the possibility of a market crashing would harm incomes for various people thus, it would be difficult for them to keep up with rent. 

I was told that if I can bring that into compliance voluntarily, then once I fix/remedy these “outside violations” it would be habitable again. - Without a citation or violation on me as owner. - Also, yes, Judge Cooke does not take any BS!

I've been trying to get into the habit of analyzing a couple deals a day since I'm still a newbie. 

I didn't spend like crazy in college (who can afford to), but I look back now and think that I could have saved a lot of money if I had slightly better habits in college.Until you graduate from college, I would try to figure out how you can live for free.
