The underlying theme of the LLC is the fact that if someone has a death or permanent injury on your property and they sue (which they will), your risk would be limited to the assets and cash held by the LLC, not your personal assets and cash.But in either case, your insurance carriers have a duty to defend and will fight to minimize your loss.  

Seek out local counsel if you want to take up that fight. 

So you got to fight it out in resale market.

It would give us the capability to refinance to a 15 year mortgage and still have a lower payment and also open the door to pull over 100k to buy multiple houses or start building and selling houses.

Well it sounds like she put saucers there so that certainly helps.From a longer term perspective just realize that if you decide not to renew her lease to get her to move out she seems like the kind who will dig in and fight this out to spite you and the Board.
