They now like to see fair market value for the home, regardless of condition.

I think it should rent for $1200 but went with $1150 because section 8 fair market rent for two rooms in Burlington county is $1156.

My credit is fair so not thinking I can get a traditional loan. 

I feel fairly confident that I can do all the paperwork without any problems, however because there are other members involved, I'm wondering if it's best to let the CPA do it.

I know many of you are going to start out by saying that it depends on the numbers but lets say for the sake of conversation that the numbers look great and the asking price is fair.

However, my challenges lie in how to appropriately assess the property value in order to make a fair offer?

I'm not sure how long from applying for the tax deed it actually takes for it to record so maybe there is some sense of it not being fair.
