She's been through a half dozen agents since 2015 or so, never with any intent to actually buy a home, just having agents show her home after home after home because she enjoys it.

Most folks mindlessly buy into the standard mantra of cash flow is king and appreciation is gambling, and in so doing they ignore some very important aspects and get tunnel vision, which not only causes them to miss some profitable opportunities but also ignore some factors that may hurt them long term.

There are tax advantages to doing that so if you enjoy management and are wanting to grow, think about that as well.Overall I would encourage you to think about what you personally want to be doing in 3-5 years.
