We currently have 140k in capital ready for the deal and access to slightly more if necessary, but we are worried about the hard money requirements for reserves.What are our options? 

Resentment on the part of the tenant could result in an outcome of damages or difficulty when requiring them to do something (like allow you to access the property or show new tenants).

The company allows them to take an amount roughly equal to their contribution assuming the company performance allows for it.This should allow for tax-free profit less the deferred taxes on the cost segregation, and it would be accessible to anyone under 100k income.

Would an LLC with an asset in it have access to more lending or funding options?

I think members get access to the slide show and market update afterward. 

You have to issue notice to enter according to your state law and go in...deliver a month worth of notices at the same time, change the locks so you have access, and get done whatever you need to...you can work every day...we install a permanent lockbox with keys at every property after we change the locks...no barriers to entry for contractors...I see this a lot where people work around their tenants....if you lose control things will go downhill rapidly.

FYI I have lost my job, collecting Works comp for the past 2+ years I won't officially retire for 2 more years but have access to my retirement cash after 36 years of working.

You may be able to access capital with a C/O Refi DSCR loan based solely on the income of the rental property and your credit score if your self employed income & rental income cannot qualify you for a conventional loan.
