I started off investing at age 28 by house hacking a duplex and living in one side for about 1.5 years until I bought the 2nd investment property.

Because you got preapproved for 250K for a single family or condo, you will get a lot more for a 2-4 units building, as part of the rental income is taken into consideration to get qualified.

I've used Hammertone paints on old rusty baseboard units to good effect, the copper looks particularly nice.A friend has spent considerable effort getting steam radiator covers because the condo sponsor's contractors pitched the 80 year old originals.

There is a  duplex 4/2.5 that is selling for $250k in  a local URBAN area.

Years ago, early in my investing career, a friend of my grandmother owned a duplex free and clear that he wanted to get rid of.

We wanted to allow him to have his pet but the property was listed as no animals because it has a common yard with the other unit of the duplex.
