(This goes a long way in saving you major headaches - IE: Friends entering and exiting the apartment at all times, drinking on the premises, disorderly behaviors of the horror story kind, etc.- NO parties on building premises after 8PM on weekdays and NO parties/noise on premises after 10PM on weekends.This list goes on… but you get the point.

I often break it down into the "five pillars" of protecting your assets.1st pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments - these simple steps will help you prevent lawsuits before they even occur.2nd pillar is a good insurance policy as that cover the majority of your exposure.

Apparently, daughter and her boyfriend, the relationship is not working out and daughter told me the boyfriend will be walking out of the house with all his belongings soon and she is asking me to change locks because she does not want his boyfriend that has the key now will still have access to the house in and out.

@James Nix usually the application and lease should outline how these monies are paid and when and where they are collected and held.Normally when someone is approved, pays their money and signs the lease, whether they move in or not, the money belongs to the landlord.
