I think in Ohio you can file in small claims court for amounts up to $6k.

It includes a 3-bedroom, 1-bathroom ranch house along with a private street hosting a small mobile home park with 5 units of which are owned by the seller. 

I would then get a small amount of money as compensation since I helped save even more. 

@Michael Greer unless it’s a small studio or 1-bedroom condo that doesn’t pass local codes for a child’s room, my understanding is that it would be a fair housing violation to not allow the child or charge additional rent or deposit.

Why do you think purchase contracts are so long and have such small print?

It is no more work for one of them to send their half of the rent to the other who then pays you the full amount directly and it is less work for you having to receive two payments.

That said, no direct experience with mobile homes.

Sometimes, that's going to mean going off-market and doing direct communications with the owners of the right places to see if they may be willing to sell.
