Since I tend to deal with basket cases I can usually safely assume that we are looking at all new flooring, for example, so on 1000sf I might mentally note $4-5k for flooring, and then adjust that after I walk the property - maybe all the HW can be refinished, or maybe there's a room or two that needs a subfloor/joist repair before we even get to the finished floor.

I have a small 1BR apt (old building, floors not even) where I installed Allure in the entire apartment, including the bedroom, but put sheet vinyl in the bath.The building is in a nice safe neighborhood in a small town, and appeals to young people starting out and divorced people who don't have much and need someplace cheap and safe.It's been in about 2 years, and I have had the same tenant for those two years.
