There is a lot of competition for this rental and prospect offered up front payment of rent for year. 

Having someone living in Side A deters a criminal from breaking into Side B during a vacancy, simply because there is a person on the premises.As always, the bottom line is the bottom line, so it's hard to know for certain how well your units are doing until after you purchase and run them for a while.

I think the answer lies in what the market is like in that area, today, 3,5,10 yr prospects, weighed against how that would impact your financial position and business going forward.
