I have only worked with them as a seller thus far, but there are a couple of threads here on BP about buyers that have worked with them, so do a search and you will get some insight to what you are looking for.

With the way this economy is going, a Buy and Fix and Flip might be the best be the best way to go if its location is good and desirable. 

I just did a search on Redfin for available SFR in Las Vegas and number available was 4169.

I found a good deal that I can move on, and would like to approach the home owner prior to the auction and possibly make them some money as well.I Found the owner, the tax information, searched the property, done comps(well working them now) and in a few days I'll do a complete Title History and Chain of Title and if necessary buy Title Insurance.

I recognize it doesnt have huge margins in it but I don't know how to hit 2% in pierce county and especially on a property that has a great desirable location.

I thought it would be a good idea to search for a very local buy & hold small multifamily to start out; however, the deals I am looking for are few and far between and the ones that do come on the market are snatched up in a hot second.  

If I show the one in person and call the other on the phone is that ok to avoid any legal ramifications in the tenant search process?

I would start the search for the 5-10 units you are looking for but also keep looking for 4-plex units.
