I guess in short, group funding is great for 70% of us on here, but bad for 90% of the general population.   

Use a 203k loan to fund the purchase and rehab.

If we pay for the HOA or condo dues, we make sure that they are paid one month in advance, so again they are not late.Insurance and taxes are usually kept in reserve, or we reserve a little each month so that when it comes time to pay we have funds already in their account.

It takes about 7 extra days to receive funds or you can pay $3 and you'll receive it in 3 days.Good luck!

I have some funds to get me started, but not enough to purchase the entire house out right, so I cannot purchase house through auction.

We raised that portion of the funds through a partnership in which we gave equity & share of the cash flow away in exchange for the rehab money.

I have funds to cover around 100k purchase, what should be my general road map on the funding?

Funds are being used attorney fee's, etc.
