Look deeper into their work history if they have had 3 jobs in the last 6 months probably a red flag. 

I can't even imagine how they are going to staff the deluge of calls and inspections and auditors to delve into the landlords rental contracts, etc.  

If not you did it wrong and you are only digging a deeper hole.

that was probably way deeper into the weeds than anyone here cared to go.In short, landlords make sure your tenants are paying rent.

Him -"Look, I know I want the house, I have cash ready, I saw the pictures online and it is great area, income is no problem, my credit has been damaged due to a divorce but no other issues, we can get the lease started today".I have never had someone rush to get in a property that worked out well, so I need to dig a little bit deeper, something is off. 

I wont fall in love with a property but if it has potential and the neighborhood is improving then you may want to dig in deeper.

As the landlord you are going to be named in every suit caused by a tenant regardless of fault since you are perceived to have the deeper pockets.
