Drop box is cool, but I gravitated towards Google docs because of the way you're able to share and collaborate in real time, and the threaded comment feature.I'm also a very visual person, so I got creative with the formatting to have cells change color if I missed an appointment, or prompt me to make a new appointment.I still use this for all of my RE leads, but when this new marketing business sprung up under my feet, I had to find something different.

If you're  NOT planning to owner-occupy, you're gonna want to get really creative, because you don't have the reserves to buy anything but a 40k house (in good condition).
