Cosmetic remodel+rasied rents What was the outcome?

Septic inspection is routine and just needs to be evaluated on cost to repair / replace.

I need a place to live for a few years so I plan on doing mostly cosmetic work on my own throughout the 2-3 years I occupy a property and depending on market or what fits best for my situation when that time comes, hold and rent or resell.

Overall the property was in really good shape, just needed cosmetic updates (removed wallpaper, updated fixtures, painted, new carpet, and new appliances).

make a goal to call 10agents and 10 wholesalers a week. then follow up routinely with them. 

If I’m starting out with little capital, would it make sense to buy a SFH and value add like cosmetic stuff since I’m not handy and then brrr after a year as my primary occupancy?

So, in dwelling on this some thoughts:1. not enough routine inspections, actually none.

Flipping is something that we do on a routine basis How did you find this deal and how did you negotiate it?

We're also redoing the bathroom but that was because of necessity, not for cosmetic purposes.

DIY Rehab: remodeled kitchen, bath, opened up floorplan, added some appliance amenities, mostly cosmetic.
