This includes the following:Vacancy (minimum 8.34% to 10%)Tax (Check County records)Insurance (Get a quote)Property Management (10%)Utilities (contract utility companies)Repair/Maintenance (5% - 10%).

Hi, I’m under contract on a sort of unique property.

Most recent comp shows a house with 700 sqf less than our house, one less bath, and 1 less bedroom,but is fully updated under contract for 300k.

When doing a assignable contract do I wait to put the assignment fee on the contract at closing or do I already know the price I’m willing to take and put the assignment fee down when I get the seller under contract?

And if you wholesale, does the seller need to know that you are going to sell that contract?

So I would like to come up with some kind of contract stating that I agree to sell to them and they agree to buy from me etc.

Your purchase price should maybe be +/- $2000 from the appraisal price, but typically you should pay the appraisal value.Everything should be in-house - rehab work, management, etc - a turnkey company shouldn't be making you sign a contract for a third party management company because then they aren't really accountable to you long-term, the PM is.Beware of scarcity or scare tactics in sales.

Make sure you include zoning in your contract contingencies.
