There's no doubt that things like SS and Medicare are huge drains on the system, but unfortunately that's not something that politicians have any control over on a year-to-year budgetary cycle.If you look at the things that politicians DO control (the expenditures that aren't governed by law), Defense is more than 50% of the total spending...Btw, I certainly think our politicians should be looking at the mandatory expenditures as well, but I'm not confident anyone will be successful at getting things like SS and Medicare legal dismantled.

I was hoping that some of the BP Wholesaling Forum readers would be willing to share the criteria and/or data points they look at when determining if an area is good for wholesaling……now I am confident that BP’s resident wholesaling optimist, Ryan Webber, will say something like “anyplace any time is great for wholesalingâ€â€¦..and I agree that there is much sage advice in this point of view….….however, I was looking to see if any of you used more discrete criteria and/or data points to determine if one area was better than another or good at all and if so, what that criteria was.Thank you in advance for reading and your consideration of my query.

I continue to use 7% for deal evaluation, since I'm pretty confident rates won't go above that in the next few months.So, the simple analysis is:Rent: $1100Expense: $550 (includes vacancy and capital items)NOI: $550Payment: $665 ($100K, 7%, 30 years)Monthly loss: $115If you put down 25%, your payment drops to $499, giving you $51 a month or $612 a year in cash flow.
