As part of the due diligence/closing process, be sure to get the Estoppal letters from each tenant and compare to what the landlord/seller is saying.Be sure to understand how those deposits have to be held by you in the future.

The resale certificate I got prior to the purchase (3 yrs ago) clearly mentions that the garage is deeded.In the past 2 months, while the unit is rented, the tenant may not have used the garage frequently and the HOA claims they can reassign the garage to other unit owners.

If you are buying at enough of a discount compared to the ARV, 100% is a viable option.

I'm not new to RE investing but I'm surely small potatoes compared to some people here,  I have a total of 8 rental units in 3 properties;   a triplex, duplex, and 4-plex.  

Should duplexs be priced at a premium, no premium or negative when compared to a SFH of similar size?

Comparable to the cheap brands at Lowes or Home Depot. 

The "real world" is nothing compared to what they explain in college.

If I rented from YOU and YOUR sewer pipes broke, I'd be expecting you to foot the bill to rent me a hotel that is comparable to what I was living with before.
