I have not actually done this but I have suggested it before to others.Have a friend or family member willing to deposit into an account that is in both your names, but upon opening the bank account, only your friend/family meber has the authority to withdraw funds.

I deal mainly with tax sale deeds and because the taxing authority only sends their bills out once a year, it is reasonable to realize that it could take a year before someone realizes that they are missing their bill and check into it only to find they do not any longer own the property.

Hey Richard I have that book and you can imagine my surprise when the author registered just recently on this site around the same time I did.http://www.biggerpockets.com/forums/55/topics/29886-new-investor-here-I've watched plenty of land go for top dollar at land auctions near Parumph and Spanish Springs Ranchos.

Mostly cosmetic.My ARV was rather a rough estimate based on comparables of similar homes in the area.My plan was to wholesale it based on the discount I'm getting and the fact that I have no cash to finance a property.

Hi Dottie,You'd probably have to check with the local authority in charge of manufactured homes - see what they've got in their records and how they see this property - i.e. real property or personal property.
